Vinyl composition tile is the workhorse floor of offices, clinics, schools, and retail spaces across Sacramento, and it depends entirely on its finish. The tile itself is porous; the coats of sealer and floor finish on top are what take the scuffs, resist stains, and produce the shine. Once that layer wears through, mopping just moves dirt into the tile.
A realistic cycle for a mid-traffic commercial floor is daily dust mopping, weekly damp mopping with a neutral cleaner, a scrub-and-recoat every three to six months, and a full strip and re-wax once a year. High-traffic entries and hallways may need the full strip every six months; a low-traffic back office might go two years.
The signs a floor is past a recoat and needs a full strip: a yellow or gray cast that doesn't come off, dark traffic lanes at the entries, visible layers or peeling at the edges, and a surface that looks blotchy after buffing. At that point, adding more finish on top just seals the problem in.
A proper strip takes the floor down to bare tile, neutralizes it, then rebuilds the finish in multiple thin coats and burnishes it to a hard gloss. It's an overnight job for most spaces, and the floor is ready for foot traffic by morning. The result lasts longer, cleans easier, and looks the way the floor did on day one.
